The town planning project, oriented to use Boccadarno in new ways, is enriched by complementary functions to the tourist port – residences, accommodation and business activities – includes a wide network af public and private pedestrian places and exploits some historic routes and immovables for restoring their original condition of isolated buildings surrounded by vegetation.
The realization af a new road system, external to the lot, on the one hand reduces the inside vehicle traffic to the entrance and parking need in car parks under the buildings, and on the other turns via Maiorca, pedestrianized, from main road system into port front, new “promenade paysagée” with restaurants and shops, gardens, little squares and a suspension bridge on a small creek, till the obelisk and Apuane’s view.
Beyond the obelisk the route carries on to the port, on the north Mole, and Arno on D’Annunzio avenue; from here it’s possible to enter the residential estate through a system of pedestrian and cycle roads, only suitable for vehicles to reach underground parks.
The new residential estate is organized in blocks with irregular forms, sometimes open: the residences, planned in three and four-storey buildings, have private gardens at the ground floor, terraces and inside gardens. Public vegetation, present among houses, fosters the creation af an inhabited park linked to Tombolo pinewood and underlines blocks structure. The buildings near the port have only two floors: vegetation on both fronts goes down to the sea, leaving wide views to the buildings lying behind.
